River Falls Hideaway Rental PoliciesOur Mission Statement: To provide you and your family a clean, quality, and affordable vacation home for your visit here in the Smokies. You will be provided with knowledgeable information about your cabin as we strive to be helpful and friendly and want you to feel like you are staying with a friend.
Please read the following information before checking in, as this will help you prepare for your visit to the Great Smoky Mountains. As always, if we have not covered something or you have specific questions, please feel free to call us. Enjoy your stay!
Our property is privately owned and represents a significant investment. Please take that into consideration and treat River Falls Hideaway as you would your own home.
Smoking: Our cabin is a NO SMOKING unit. Please restrict smoking to outside areas only and use receptacles provided to discard tobacco products. Using our discretion, if there is ANY sign of smoking inside, or tobacco products are thrown around on the grounds, we will charge the credit card on file a $150.00 smoke removal fee plus any damages that may have occurred by smoking in the unit. This policy is strictly enforced as smoking causes a great amount of damage to the cabin and furnishings in it. It also causes an excessive amount of cleaning and laundering.
Check in/out: Welcome to your home in the mountains! Check in is 3:00pm unless otherwise cleared with the owner. You will be given check in directions upon booking your rental. We cannot be responsible for late check-ins. We understand guests will be arriving very late from time to time; however, we cannot discount the cabin due to late arrivals. Check out time is 11:00am unless otherwise cleared with the owner. Please turn off A/C in summer and lower heat to 55 in the winter. Please notify us of any non-emergency items that may need repair upon check out. Please notify us immediately if there is an emergency such as a water leak or broken appliance.
Cleaning Fees: Our standard cleaning/hot tub fee is $40.00. Please be advised that you may utilize the cabin any way you wish; however, you may be charged a larger cleaning fee or risk being charged for extra guests if you exceed the "normal" usage for your party size (i.e. requesting an unusual amount of extra towels, using and dirtying extra linen). Pets are allowed on an individual basis with prior, written approval. An additional pet fee will be charged.
Hot Tub: A hot tub is provided in our cabin. There is a list of hot tub rules in the cabin. Please read these before using the hot tub, as you will be responsible for the rules and the charges if damages occur. If there are any problems with the hot tub during your stay please notify us immediately so that it may be taken care of, to avoid further damage to the unit. The hot tub is cleaned and chemicals checked before each guest arrives.
Pet Policy: Pets are allowed on individual basis with prior, written approval.
Cancellation Policy: We understand things may come up that would cause you to have to cancel your trip. The following is a cancellation policy we must strictly adhere to. If you have any questions concerning canceling your reservation please feel free to give us a call.
Policy:
*26+ days from arrival date you will receive a full refund less a $50.00 processing/reservation fee.
*15-25 days from arrival one half of your deposit will be refunded back to you.
*14 days or less from arrive you will forfeit entire deposit.
*Please note that a $50.00 processing/reservation fee will be charged on all cancellations. It does not matter the time frame from booking until you cancel.
House Parties: We encourage family vacations and, as stated above, have a great investment in our property. Therefore, we cannot rent to guests who intend to the use the property for house parties. If this occurs we reserve the right to terminate your rental agreement and ask you to leave immediately with NO refund of money. Extra cleaning charges and damages will also be charged to the credit card on file.
Supplies: Our cabin comes equipped with sheets, blankets, towels, dishes, pots and pans, coffee maker with a starter pack of coffee, microwave oven, toaster, refrigerator, full stove, and heat and A/C units. We provide you with starter soap bars, dish soap, paper towels, and toilet paper. If you run out of these items it is the responsibility of the guest to buy whatever items are needed to finish their stay. Enough towels are provided for the number of guests you have reserved for your cabin. If you require extra towels or sheets during your stay you may be charged an added cleaning fee (see Cleaning Fee section above). The unit has a washer and dryer and you are required to wash your own linen if you need clean linens during your stay. Our cabin is considered to be a housekeeping unit, meaning there is no daily cleaning provided. The cabin will be clean and sanitized before your arrival. Please leave the cabin in a clean condition upon checking out. This includes rinsing dishes and loading the dishwasher. Please pile dirty towels on floor in bathroom and make sure all kitchen garbage has been taken to the proper receptacle. If you require something for your stay that is not provided in the cabin, please call and we will see if we can get what you need.
Weather: As you know, you are coming to the mountains and weather here is very unpredictable. Please call a day or so before your arrival for a weather update. We are not responsible for the weather and cannot refund money due to weather related problems. During the winter months you may need a 4 wheel drive vehicle and/or tire chains. If you have concerns about the location of your cabin during winter months please discuss this with us before booking your trip. We make every effort upon booking to tell you what to expect if the weather gets bad, but it is your responsibility to ask if you have concerns. While the local Wal-Mart and auto parts stores do stock tire chains, in severe weather they may sell out, so plan accordingly.
Phones: The phone in the unit will only allow local calls. If you desire to make a long distance call please have a calling card or plan to call collect during your stay. Any long distance calls made from the cabin phone will be charged a $25.00 fee in addition to the long distance charges. The cabin does not have an answering machine so you may want to consider bringing one from home if you feel you may need to get messages. Please inquire about phone service including cell phone service before coming.
